Condominium Association Member Coverages

Coverage for condominium association member loss assessments. Association fees can include member charges (assessments) related to repair or replacement of damage done to common areas of the association. If your association assesses you a fee related to a loss, such as repairs for damage to a tennis court when a tree fell on it, this coverage will pay up to $50,000 to meet the demand.

Coverage for condominium association deductible assessments. If your association’s master insurance policy covers a loss, you may be assessed (charged) a portion of the policy deductible. If that happens, this coverage will pay up to $10,000.

Uncapped Rebuilding Cost Coverage

The Coverage A amount of your policy is usually the limit of payment you would receive to rebuild your house after a total loss. Signature Choice Condo extends that cap to 125% of the Coverage A amount.1

For example, let’s say a condo unit that was valued at $1,250,000 a few years ago and is insured for that amount is destroyed by a fire. Today’s steep inflation could drive up the rebuilding cost to $1,562,500. Signature Choice Condo’s 125% extended rebuilding cost limit would cover the $312,500 difference so you don’t have to pay out of pocket.2

Debris Removal Coverage

Photo of a fire-destroyed home and the resulting debrisIf your condo unit incurs extensive damage, such as from a house fire, a tornado, hurricane winds, etc., you’ll have to remove the destroyed structure and contents before you can repair or rebuild your unit.

This can be very, very expensive, as an actual invoice for debris removal shows below.

Signature Choice Condo will pay up to 10% of your policy’s Coverage A limit toward the cost of debris removal and cleanup.3 No claim payment deductible applies to this coverage.

It will also pay up to $500 to remove a tree that has fallen across a driveway or walkway or that otherwise blocks access to your property. It even pays up to $1,000 to remove multiple trees that have fallen and block access to your property.

No deductible applies to this coverage.

Personal Property Claim Payment Basis

Standard condo unit insurance pays personal property claims based on the item’s age and condition – and usually only up to 50% of your policy’s Coverage A amount in total.3

So, because of depreciation, even if an eight-year-old dining room set you paid $12,000 for is in great shape, you’d likely only get a claim check for $10,080 – leaving you with $1,920 less than you originally paid for it.4 And, given inflation, it may cost a lot more than the $12,000 you originally paid to buy a new set.

Signature Choice provides much better coverage. The policy’s Coverage C – Personal Property section pays to replace your belongings with items of like kind and quality – up to 75% of your policy’s dwelling coverage amount for your personal property in total.5 So, you’d be able to replace your kitchen set with a brand-new version.

Damage Caused by Water/Sewer Backup and Sump Pump Overflow

Most condominium unit owners policies don’t pay toward repair, replacement, or cleanup expenses if water/sewer pipes back up into your home or when a sump pump fails and floods the basement and damages the structure of your unit or the belongings in it. Signature Choice Condo will pay up to $50,000. No claim payment deductible applies to this coverage.

Liability Claims Against You and Lawsuit Coverage

“Coverage E – Personal Liability” on a standard policy protects you and your household family members from claims/lawsuits related to physical injury or property damage only. Signature Choice adds coverage for personal injury claims/lawsuits for issues such as accidental invasion of privacy, libel, or slander.

“Coverage F – Medical Payments to Others” on a standard policy pays up to an amount you select toward medical costs that other people incur both on and off your residence premises because of your or a covered household family member’s actions or lack of action. Signature Choice automatically includes up to $10,000 of coverage and includes the option of higher coverage limits.

Volunteer activities coverage. Organizations may not cover their volunteers for lawsuits related to their activities. This coverage provides up to $10,000 for damages for which you or a covered household family member are found legally liable.)

Directors and officers liability related to professional services for nonprofit organizations. This coverage applies to expenses related to bodily injury, personal injury, or property damage that arise out of your or a covered household family member’s acts, errors, or omissions as an officer, director, or member of a board of directors of a nonprofit organization or of a condominium or cooperative association.

Cash Settlement Options for Your Unit and Belongings

If your unit, its contents, or other covered structures are destroyed by a fire or other covered cause of loss, Signature Choice offers the option of paying the actual cash value of your property without requiring you to rebuild your unit or other covered structure (e.g., a detached garage).

Additional Living Expenses

If a type of loss covered by the policy (such as a fire or hurricane wind) damages your unit so badly that you cannot live in it, Signature Choice Condo will cover additional expenses – up to 50% of your policy’s Coverage C amount – that you incur as a result.

Covered expenses include:

  • Hotel/motel expenses.

  • Expenses such as application fees that are related to renting living quarters.

  • Food/restaurant expenses if you must reside in a place without kitchen facilities. (Example: Your weekly grocery budget is $300 – about $42/day. Your policy would pay meal costs over that amount.)

  • Additional miles you must drive to reach work, school, etc., as a result of being away from your unit.

  • Boarding pets if your temporary housing will not allow pets.

  • Additional utility expenses such as electricity, landline, heat, cable, trash removal, etc.

If you cannot stay in your unit due to evacuation orders by a civil authority, Signature Choice Condo will reimburse you for the normal expenses of living for up to 30 days.

This coverage does not apply to mandated evacuations due to tropical storms, hurricanes, or other windstorms.

Complying With a Rebuilding Code Ordinance or Law

If you must make substantial repairs to your unit or rebuild it after a covered loss, you’ll be responsible for ensuring the new construction meets current building codes. That can add tens of thousands of dollars to rebuilding costs. Signature Choice Condo will pay 50% of the policy’s Coverage A amount to help ensure you can meet the new rebuilding ordinance or law’s requirements.

Theft of money, banknotes, or precious metals

Signature Choice increases the maximum amount of coverage from the $200 afforded by a standard policy to $2,500 for the following items: money, banknotes, bullion, gold other than gold ware, silver other than silver ware, platinum, scrip, and stored value cards and smart cards.

Losses Related to Credit Cards, EFT Cards/Access Devices, and More

Signature Choice Condo  increases the coverage amount (from $500 in a standard policy) to $10,000 and adds coverage for losses arising from bank cards, home banking, forgery, and counterfeit money.

No claim payment deductible applies to this coverage.

Theft and/or Disappearance of Jewelry, Precious/Semi-Precious Stones, Watches, and Furs

Signature Choice increases the standard coverage amount from $1,500 to $10,000 for loss by theft. It also adds coverage for “mysterious disappearance” – such as if you take off a ring to wash your hands in a public restroom and accidentally leave it there.

No per-item coverage maximum applies.

Theft and/or Disappearance of Silverware and Other Valuable Metal Wear

Signature Choice increases a basic policy’s $2,500 coverage to $10,000 for loss of silverware, silver-plated ware, gold ware, gold-plated ware, pewter ware, platinum ware, and platinum-plated ware. This includes flatware, hollowware, tea sets, trays, and trophies made of or including silver, gold, or pewter.

It also adds coverage for “mysterious disappearance” – such as when a sterling silver serving spoon accidentally falls into the trash during a holiday cleanup and is never seen again.

Reimbursing Another Person for Accidentally Damaging Their Property

If you’re a DIYer, you may borrow the occasional power tool or other expensive item. What happens if you drop it or someone in your household accidentally backs over it and it’s damaged or destroyed? Signature Choice provides coverage up to $10,000.

So, you can reimburse your friend or neighbor – and keep your relationship intact.

Reimbursing Guests or Domestic Employees for Damage to Their Property

If you’re a DIYer, you may occasionally borrow a power tool or other expensive item. What happens if you drop it or someone in your household accidentally backs over it and it’s damaged or destroyed? Signature Choice Condo provides coverage up to $10,000.

So, you can reimburse your friend or neighbor – and keep your relationship intact.

Valuable Papers and Securities

Signature Choice raises the coverage for valuable documents (such as securities, accounts, deeds, evidence of debt, letters of credit, notes other than banknotes, manuscripts, personal records, passports, tickets, and stamps) kept in your home from $1,500 in a standard policy to $5,000.

Theft and/or Mysterious Disappearance of Firearms

Signature Choice doubles the standard coverage amount from a standard policy’s $2,500 to $5,000 for loss by theft. It also adds coverage for “mysterious disappearance” – such as if your firearm goes missing from your checked luggage at an airport.

Damage to Trees, Shrubs, and Other Plants

Trees, shrubs, and other plantings can be a significant investment. For example, the value of an oak tree taller than 10” can start at $1,000 and rise from there.

Landscaping plants can be the target of theft and vandalism and are vulnerable to wind and hail damage. Signature Choice Condo increases the coverage amount for trees, shrubs, and other plants from a standard policy’s 5% of the policy’s dwelling rebuilding coverage cost amount to 10%. It also adds coverage for damage caused by wind or hail.

Utility Trailers and Semi-Trailers

Signature Choice doubles the coverage amount of a standard policy and extends up to $5,000 in coverage to utility trailers and semi-trailers you own.

Coverage for your incidental business

Your data is your business’ lifeblood, so damage due to a covered cause of loss to your books of accounts, drawings, or other paper records and to your business computer and related equipment are covered up to $1,000.

No deductible is applied to claims for this coverage.

Loss to Your Business Property

Signature Choice covers several types of business property, while it’s on or off your residence premises, for the following amounts.

  • Up to $25,000 while it’s on the residence premises.

  • Up to $10,000 while it’s off the residence premises.

  • Up to $3,000 for electronic apparatus/accessories (including antennas, tapes, wires, records, discs, and other media) in or upon a motor vehicle. The item must be able to use vehicle’s electrical system and other power sources.

Reimbursement for Additional Living Expenses

If you must leave your home because of damage to it, or threat of damage (such as from an approaching wildfire), Signature Choice will pay up to 75% of your Coverage A limit for additional expenses your household incurs as a result of maintaining your normal standard of living. This includes expenses such as lodging, restaurant meals, kennel expenses, etc.

This coverage does not apply to mandatory evacuation due to tropical storms, hurricanes, or other windstorms, named or not named.

Assisted Living

This coverage pays up to $10,000 for damage or loss of personal property owned by the Signature Choice client or the client’s spouse or parent who lives in an assisted care facility. It will also pay up to $50,000 toward bodily injury or property damage claims against the covered individuals. No claim payment deductible applies to this coverage.4

Kidnap/Ransom Expense Coverage

This coverage pays up to $25,000 for expenses related to a kidnapping or ransom.

Covered expenses include interest costs for a loan from a financial institution to pay the ransom demand, attorney fees, earnings the Signature Choice client loses while resolving the issue, costs of travel and accommodations an insured individual incurs during negotiations, and fees and expenses of independent forensic analysts, private investigators, or negotiators.

No claim payment deductible applies to this coverage.

Loss Prevention Device Installment Costs

This coverage pays up to $2,500 for reimbursement of costs of loss mitigation devices that you install (after a covered loss of $10,000 or more) that are intended to protect the covered premises from similar subsequent losses.

No claim payment deductible applies to this coverage.

Reimbursement for Wildfire Defense Measures

Signature Choice covers up to $5,000 for reasonable expenses you incur to defend your residence premises against a wildfire when either the fire is within three miles of your residence premises or a civil authority orders evacuation of the residence premises as a result of an approaching wildfire.

No claim payment deductible applies to this coverage.

Identity Fraud Expenses and Restoration Services

ID theft and fraud is a fact of life: 25% of Americans were affected in 2021. This coverage pays up to $25,000 for expenses associated with identity recovery and includes sophisticated restoration services at no charge. The coverage reimburses you for many of the associated expenses – such as wages lost while you work to resolve the issue.

The identity restoration service guides you through the steps to identity recovery, while doing much of the work on your behalf.

No claim payment deductible applies to this coverage.

Reimbursement for Replacing Door Locks

If the keys to your home are lost or stolen, Signature Choice will pay up to $500 for expenses you incur to replace the related locks.

No claim payment deductible applies to this coverage.

Police Department Service Charges

Municipalities are increasingly likely to charge homeowners for police services when they respond to home burglar alarms or other theft deterrent devices. This coverage pays up to $50 per response and up to $250 per policy period.

No claim payment deductible applies to this coverage.

Fire Department Service Charges

If a Fire Department outside of your residence’s area responds to a call to save your property or prevent damage to it, Signature Choice will pay up to $5,000 for related service charges you incur.

Your personal electronics when stolen from a vehicle

If your mobile phone, tablet, gaming device, or other electronic device or accessory (antenna, wire, disc, etc.) is stolen from or damaged while in your vehicle, this coverage will pay up to $3,000 for replacement or repair.)

Coverage for refrigerated products

If an off-site power interruption or mechanical failure results in a loss to your refrigerated or frozen items, Signature Choice will pay up to $500. No claim payment deductible applies to this coverage.

Golf Carts

Signature Choice covers a golf cart you own for up to $5,000 for damage to it that’s caused by collision or other perils. It also pays up to $1,000 for loss or damage to accessories and equipment while they are in or on the golf cart while it is on your residence premises.

Green Rebuilding Expenses

Committing to green building practices is both environmentally friendly and expensive. If you have a “green” condominium unit that is destroyed or heavily damaged, Signature Choice Condo will pay up to 25% of the stated Coverage A amount or a $50,000 maximum to restore, repair, or replace damaged property with certified “green materials.” It will also pay 25% of the estimated amount to rebuild the residence premises or a $50,000 maximum to meet any ordinance or law related to building codes.

No claim payment deductible applies to this coverage.

Coverage includes reimbursement (to the policy limits) for:

  • Restoring, repairing, or replacing damaged property and the contents of the home with certified “green materials,” including replacing damaged or destroyed electric appliances with equivalent ENERGY STAR-qualified appliances.

  • Environmentally sensitive demolition and debris removal and energy-efficient upgrades to building materials, interior lighting, roofing, plumbing, and heating and cooling systems.

Reimbursement for Additional Living Expenses

If a type of loss covered by the policy (such as a fire or hurricane wind, damages your home so badly that you cannot live in it, Signature Choice Home will cover additional expenses – up to 75% of your policy’s Coverage A amount – that you incur as a result.

  • Examples of covered expenses include:
  • Hotel/motel expenses

Coverage for land restoration costs

If your unit or detached structures you own (e.g., a garage) sustain covered damages (such as from a fire or windstorm), this coverage would pay up to 10% of your policy’s Coverage A amount toward the necessary replacement, excavation, stabilization, filling, or restoration of the land so that the damaged structure can be repaired. No deductible is applied to claim payments.

Jewelry, silver, and securities stored in a bank vault

Valuable items you keep in a bank vault or safety deposit box for safekeeping are still subject to theft, fire, and natural disasters. Signature Choice covers coins, stamps, and medals in a bank vault/safety deposit box up to $5,000 and other valuables up to $50,000.

Coverage for grave markers and mausoleums

Gravestones and crypts are subject to damage by vandalism, weather events, and other causes of loss. Signature Choice will pay up to $10,000 for restoration or replacement of grave markers and mausoleums. No claim payment deductible applies to this coverage.

Reimbursement for extra mortgage expenses after a total loss

If your unit is destroyed while you still have a mortgage, this coverage will pay toward reimbursing you for any increased monthly mortgage expenses, up to $250 per month to a cumulative total of $20,000. Plus, it will reimburse you for “mortgage acquisition costs” and any legal fees you incur as a direct result of building your unit at the same location. No claim payment deductible applies to this coverage.

Reimbursement for personal computer data restoration

 Signature Choice Condo covers the cost of replacing or re-creating personal data stored on a computer you own – or on its accessories – for up to $5,000, if the data is damaged or destroyed by a covered cause of loss.

Coverage for utility trailers and semi-trailers

Signature Choice Condo extends up to $5,000 in coverage to utility trailers and semi-trailers you own.

Reward of up to $5,000

Signature Choice Condo will pay a reward of up to $5,000 to any person who provides information resulting in the arrest and conviction of any other person who committed an arson at a location insured by the policy, or who robbed, stole, or burglarized the covered property of any insured individual.

In addition, if a person assists in the successful recovery of stolen property covered by the policy, Signature Choice will pay that person 10% of the actual cash value of the recovered property, up to a maximum of $5,000.

Coverages A and C combined amounts option*

If the total damage to the structure of your unit exceeds the 125% of the Coverage A amount shown on the policy’s Declarations Page, then the Coverage C (Personal Property) coverage amount may be added to the Coverage A amount. Conversely, if the damage to your belongings exceeds the Coverage C amount shown on the policy’s Declarations Page, then the Coverage A amount may be added to the Coverage C amount.

Please note that in no event will the coverage exceed the sum of the limits of Coverage A and C as displayed on the Declarations Page.

Personal property is covered for loss due to building collapse

If your unit collapses as a result of a covered cause of loss, Signature Choice will cover the loss to your belongings.
